The Canadian government has tax credits and rebates to help you save money on closing costs. They are called first-time home buyers’ tax credits and land transfer rebates. Below is some information about both of these tax credits.

First-Time Home Buyers' Tax Credit (HBTC)
The First-Time Home Buyers’ Tax Credit (HBTC) is a non-refundable tax credit that helps homeowners recover closing costs such as legal expenses and inspections. For an eligible home acquired after January 27, 2009, the credit is worth up to $750.
The HBTC is calculated by multiplying the lowest personal income tax rate for the year (15% in 2009) by $5,000. This results in a maximum credit of $750. To receive the full credit, you must have been a first-time home buyer during the year of purchase. If you were not a first-time home buyer but purchased a home for someone who was, you may still be able to claim a portion of the credit.
To be considered a first-time home buyer, you must not have owned a home in the year before the purchase. If you are married, only one spouse can claim the credit, even if both spouses meet the definition of a first-time home buyer.
Land Transfer Rebate
The land transfer rebate refunds a portion of the Land Transfer Tax (LTT) paid when you purchase a home. The amount of the rebate will depend on the value of your home and whether you are considered a first-time home buyer.
To be eligible for the rebate, you must be at least 18 years old and occupy the home as your principal residence within nine months of the date of registration. You or your spouse must not have owned a home anywhere in the world in the four years before the purchase. If you are married, only one spouse can claim the rebate.
The maximum rebate is $4,000, which represents a refund of up to $2,000 of the LTT paid. The rebate is calculated as a percentage of the LTT, based on the value of your home. The rate varies depending on whether you are considered a first-time home buyer.
First-time home buyers are entitled to a rebate of up to 0.5% of the value of their home, up to a maximum of $4,000. If you are not a first-time home buyer, the rebate is 0.2% of the value of your home, up to a maximum of $550.
